Probate Sales are sales that are handled by a probate judge. For the fact that there could be multiple beneficiaries and the sale would have to be agreed upon by ALL! Sometimes these are as bad as short sales.

Did you ever try to get 6 ore more people to agree on something. Without a fight? Well probate approval means that EVERYBODY has to agree to the offer. If there is one holdout, that could bust the deal. Usually if there are less than 3 persons involved you can get a quick answer. But if it is more than that, you will have that one holdout that will be looking for the biggest bite of the deal. If one, just one person says NO DEAL. That would be the deal breaker.

So you have to be willing to negotiate for the house you want. Just remember...

What they ask, what you offer and what they will take are all different numbers!
